Design-Build Energy Savings for Massachusetts

Hogan Regional and Wrentham Developmental Centers. Hogan Regional Center relied on an oil-fired power plant that operated well below peak capacity and efficiency due to age and minimal upkeep. The Wrentham Center was built in 1907 and building infrastructure hadn’t been upgraded in more than 30 years.

First, we identified a wide range of energy savings opportunities throughout the design-build process and worked to fulfill each one. We upgraded the oil-fired boiler to a new 1,250 horsepower, high-efficiency condenser water boiler plant that reduced system load by almost half. We also installed a cogeneration system and steam heat distribution system at the Wrentham Center to deliver immediate energy savings.

Our client’s goal was to reduce the environmental impact of their properties over the course of the two-year project. The mechanical solutions Cannistraro implemented across both facilities are expected to reduce energy use by 48%, delivering cost savings of up to $2.5 million annually. Additionally, our client plans to potentially save $15 million in total maintenance costs with the new infrastructure upgrades.

Driving Project Timelines

Cambridge Center. In 2012, Boston Properties recognized an opportunity to improve buildings 3, 4, and 5 of the Cambridge Center campus. They turned to Cannistraro to execute the complex HVAC upgrades as part of their six-month capital improvement project with the goal of keeping the buildings fully occupied during the project.

Tasked with keeping existing tenants comfortable during the project, Cannistraro engineered temporary heating and cooling systems for each building while we replaced the boiler and chiller units. The original six-month planning period was restricted to two months due to on-site circumstances, and our project managers sped up timelines to remain on track with project milestones.
